Pitts’ Pick Denver Investment Property

If a picture is worth a thousand words, this will be a short blog entry.  Sorry, no pic of this property, but it looks like such a good deal, maybe I should write a thousand words instead.  I’ll spare you.

Today’s pick Denver investment property is a bank owned home in Sheridan, and while real estate in this south community tends to be undervalued when compared with the surrounding area, there are great investment opportunities to be found.  This listing came on the market last night at $78,000!  It’s a 4 bedroom /1 bath ranch with over 1400 square feet of living space.  While 1 bathroom properties are not the most desirable, I would look for a way of adding a second to this property before writing an offer.  There is certainly enough equity room to do so, as it comps for $151,000.  

Given the neighborhood, appreciation might lag that of surrounding areas, but the rental possibilities with this property are extremely good, and yes, it is close to the Denver light rail system!
